Turn your number into a plan
A calculator gives you a range. A 30-minute buyer strategy session turns it into a plan: what homes in your price range have actually sold for, which areas fit, and how I'd negotiate for you.

How the calculator works
Where do the default numbers come from?
The rate is Freddie Mac's 30-year fixed average for the week of October 15, 2026 (7.40%). Property tax uses Albuquerque's median effective rate of 1.37% of value (Ownwell). Insurance uses Albuquerque's average of $2,485 a year (NerdWallet, March 2026). Mortgage insurance typically runs 0.46% to 1.5% of the loan a year (Experian); the calculator uses 0.75%.
What's the difference between comfortable and stretch?
Comfortable keeps your housing payment at or under 28% of your gross monthly income and all your debts at or under 36%. Stretch lets total debts reach 43%, which many lenders allow but leaves less room in your budget.
Is this a pre-approval?
No. It's an estimate to help you plan. A lender's pre-approval checks your income, assets and credit and gives you a real number.
What isn't included?
Closing costs, utilities, maintenance and any special assessments. Your actual rate depends on your credit, loan type and lender.
